These terms and conditions apply to the Roombkk website located at www.roombkk.com and its services directly or indirectly (through distributors) made available online, through any mobile device, by email or by telephone and all associated sites liked to www.roombkk.com by Global Business Connection Co., Ltd. and its affiliates (hereafter collectively referred to as the "website"). The website is the property of Global Business Connection Co., Ltd. (Collectively the "Company"). By accessing, browsing and using our (mobile) website or any of our applications through whatever platform (hereafter collectively referred to as the "website") and/or by completing a reservation, you acknowledge and agree to have read, understood and agreed to these terms and Conditions and Privacy Policy in its current format.

THESE TERMS AND CONDITIONS ARE SUBJECT TO CHANGE without notice at the discretion of the Company. Updates to these terms and Conditions will be available via this website and other electronic media from time to time and are available upon request.


Roombkk and its affiliate (distribution) partners) provide an online platform through which the Provider(s) of accommodation (Collectively the "Provider, Property") can advertise their products, including information related to the location of the Property, the availability of the Property, any accommodations and details relevant to each Property and services for reservation, and through which visitors of the Platform can make such reservations (i.e. the reservation service). As such, the Providers are given access to an extranet through which they are fully responsible for updating all rates, availability and other information which is displayed on our Platform. Although our team will use reasonable skill and care in performing our Service, we will not verify if, and cannot guarantee that, all information is accurate, complete or correct, nor can we be held responsible for any errors (including manifest and typographical errors), any interruptions (whether due to any (temporary and/or partial) breakdown, repair, upgrade or maintenance of our Platform or otherwise), inaccurate, misleading or untrue information or non-delivery of information. Each Provider remains responsible at all times for the accuracy, completeness and correctness of the (descriptive) information (including the rates and availability) displayed on our Platform. Our Platform does not constitute and should not be regarded as a recommendation or endorsement of the quality, service level, qualification or (star) rating of any Provider (or its facilities, venue, products or services) made available. By booking a Reservation through Roombkk.com, you enter into a direct (legally binding) contractual relationship with the Provider which you make a reservation or purchase a product or service (as applicable). At the time of reservation, we act solely as an intermediary between you and the Property, transmitting the details of your reservation to the relevant Property (s) and sending you a confirmation email for and on behalf of the Property. While Roombkk (Collectively "We, Our, Us") may offer online reservation or other tools or services to facilitate booking and allow guest to enter into rental agreements or other transaction, we are not a party to any rental or other agreement between guest and the Provider.

1. Booking Request -Age- Fraud

1.1 Users of this website, including mobile application and service accept full responsibility for checking the information entered and for ensuring addresses, telephone numbers, names and other important information are entered accurately and correctly. Once a booking is made through the program, the comparison system will aim to offer the reasonable rates and available accommodations. By completing a booking, the person who completes the booking must be over 18 years of age and is responsible for providing credit card details which will act as a guarantee to secure the booking. Once a booking form is completed, you agree to receive (i) an email which we may send you shortly prior to your arrival date, giving you information on your destination and providing you with certain information and offers (including third party offers to the extent that you have actively opted in for this information) relevant to your reservation and destination, and (ii) an email which we may send to you promptly after your stay inviting you to complete our guest review form.

1.2 Telephone bookings are confirmed only when we have accepted the booking in writing or by email and have taken the required payment as mentioned in Clause 4 below.

1.3 Any booking made through our platform, we will not charge you for our service or add any additional (reservation) fees to the rate. Providers pay a commission (being a small percentage of the product price (e.g. room price)) to the company after the end user has consummated the service or product of the Provider or after the guest has stayed at (and paid) the accommodation.

1.4 Please note that all bookings are subject to the booking conditions displayed to you prior to you confirming your booking

2. Confirm Reservation with Confidence Guarantee

When reserve an apartment in a vacation rental property listed on www.roombkk.com (collectively, the "website"); and book the accommodation through Confirm Reservation with Confidence (Collectively, "the program"); the Reservation must be paid the full amount of rent or the reservation must necessarily be guaranteed by a valid credit card issued by an establishment of good repute. Reservation secured by our program. If your confirmed reservation is not available or cannot be honored by the property, Roombkk will provide alternative accommodation at a convenient and comparable property for your approval. Should you not approve any alternative accommodation or Roombkk is unable to provide a comparable alternative, Roombkk will offer a full refund of the price paid for the original accommodation.

3. "Pay 10% now and Pay the rest on arrival"

3.1 All reservations require a 10% deposit of the room rate, plus tax recovery charges, taxes (where applicable), and service fees displayed on our website and mobile application payable via PayPal, credit card or bank transfer to Global Business Connection Co., Ltd. to secure the booking, please ensure that the credit card is valid and has sufficient credit on the future payment date. If the credit card cannot be charged on such date for whatever reason, the booking will be cancelled unless you can ensure that the card payment can be authorized on time. Please check the reservation details thoroughly for any such conditions prior to making your reservation. We will process refunds, if and when applicable, within a reasonable timeframe.

3.2 For remaining the rest of your booking, we will not charge your credit card, as you will pay the Accommodation directly for your stay (post-paid). However, in such cases some Accommodations may pre-authorize your card, charge a deposit or charge the full price of the reservation up-front. Accommodations may require credit card details in order to guarantee your reservation. As such, Global Business Connection company will send your credit card information directly to the provider at which your booking is made and may verify (i.e. pre-authorize) your credit card as well. In order to safeguard and encrypt your credit card information when in transit to us, we use the "Secure Socket Layer (SSL)" technology for our services. Please note that your bank may impose additional fees on the transaction, over which Global Business Connection company has no control.

4. Price and Payment

4.1 Payment is to be made in Thai baht only.

4.2 In order to book through Confirm Reservation with Confidence Guarantee (Collectively "the Program"), the program requires a full payment of rent by credit card authorization (advanced payment) as above mentioned in Clause 2.

4.3 By making a standard reservation, we require a 10% deposit of the total value of the booking as mentioned in Clause 3

4.4 Payment must be preferably made by bank transfer (bank details are available on this website) or via PayPal with a valid credit card, which has an expiry date that is later than the date on which the intended stay in the Provider will end.

4.5 Prices are offered by the provider on our platform in Thai baht and are subject to change. Once a booking has been confirmed, the Provider will not increase the price unless you alter the booking (see no-show policy).

4.6 All Prices offered are inclusive of 7% Value Added Tax ("VAT").

4.7 The rates Provider advertises on our platforms are to the best of our knowledge correct at the date of publication but Provider reserves the right to change any rates from time to time. Rates can increase or decrease. Rates presented are based in the rates prevailing at the time a booking is confirmed (best available rate principle). Once a booking has been confirmed the Provider will not change the rate offered unless you amend the booking.

5. Credit and Debit Card Security

5.1 For certain products and services, Roombkk.com facilitates (through third party payment processors) the payment of the relevant product or service (i.e. the payment facilitation service) for and on behalf of the provider (we never acts nor operates as the merchant of record). Payment is safely processed from your credit/debit card or bank account to the bank account of the accommodation provider through a third party payment processor. Any payment facilitated by us for and on behalf of, and transferred to the accommodation provider will in each case constitute a payment of (part of) the booking price by you of the relevant product or service in final settlement of such (partial) due and payable price and you cannot reclaim such paid monies.

5.2 All personal details or credit card/debit card details you provide us and Provider with are taken care of with full safety and security. Your credit card details, name, address and telephone number are protected by powerful Secure Sockets Layer (SSL) encryption technology as in case of online booking it travels through internet.

6. Cancellations, No-shows and Amendment Charges

6.1 By making a reservation on this website, mobile application, you accept and agree to the relevant booking conditions, including cancellation and no-show policies application to that booking. If you wish to review, adjust or cancel your reservation, please revert to the confirmation email and follow the instructions therein. Please note that you may be charged for your cancellation in accordance with the accommodation provider's cancellation, (pre)payment and no-show policy or not be entitled to any repayment of any (pre)paid amount. We recommend that you read the cancellation, (pre)payment and no-show policy of the accommodation provider carefully prior to making your reservation and remember to make further payments on time as may be required for the relevant reservation.

6.2 The standard reservation option is available and you choose to book through it forBooking of less than 30 nights, in case of cancellation your booking inside 14 days, the deposit is non refundable.

6.3 In the event of a no-show without cancellation (or where insufficient notice is given of a cancellation in accordance with these and/or the provider's terms and conditions) all deposit, including deposits paid through the standard Booking option, will be non-refundable and the provider will have the right to charge your credit card on the basis set out in clause 1.1 (above).

6.4 Confirm Reservation with Confidence Guarantee Booking option is available and you choose to book through it for Bookings of 30 nights or more, in case of cancellation your booking within the specified time period (see below for more details);

(i) In case of Cancellation more than 3 months before your arrival date, your advanced payment is 100% refundable back to your chosen method of payment.

(ii) In case of Cancellation more than 2 months before your arrival date, your advanced payment is 65% refundable back to your chosen method of payment

(iii) In case of Cancellation 14 days or less before your arrival date, your payment is non-refundable.

7. Arrives and Departures

Generally, your accommodation check in is 2pm and check out 10am. Please note that we will require a credit card authorisation on check-in and may need to see photo identification. In the instance that you don’t have a credit card usually a cash bond will be required.

8. Accommodation

8.1 Accommodation is as specified in the accommodation section of our website. All costs are shown in Australian dollars, unless otherwise stated. We reserve the right to offer alternative accommodation in the case the accommodation operator overbooks their property or for any reason beyond our control. All rates are subject to change without notice.

8.2 Apartment is only to be used by the maximum number of Guest allowed in the apartment, as advertised by Provider. All Guest names should be submitted at the time of booking and all Guests must provide identification documents prior to arrival. Any variation in the identity of the Guest must be notified to Provider in writing prior to arrival. Guests shall not offer the apartment to be used by third parties, whether against payment or not, or put it anyone's disposal for the rendering of services comparable to those rented by Provider.

8.3 Provider shall put at the disposal of Guest fully serviced accommodation including equipment, facilities, furniture and services as stressed out in these Conditions.
